The Groves at Williams Ranch Proposed Project
The Groves at Williams Ranch is a Community Redevelopment Agency initiated project for approximately 30 affordable units on the northwest corner of Camino Capistrano and Junipero Serra Road. This is the only Community Redevelopment Agency initiated housing project currently moving forward.
The design approach of the project is to create homage to the former farming estate and San Juan Capistrano's Agrarian Era. During this period, roughly from 1880 to the 1950's, farms were planted within the towns limit to capitalize on the railroads arrival making their produce accessible to markets. The buildings are intended to look like structures found on an orchard farm. They include elements like a large family ranch house, laborer's quarters, barns, and fruit packing warehouses.
This project requires a General Plan Amendment (initiated July 7, 2009), an Architectural Control review, and a Rezone. Currently, the project is in the design phase, through RRM Design Group consultants. The design will move through the development process over the following eight to twelve months.
