PROGRAM STATEMENT
The purpose of establishing this program is to enhance the exterior appearance of buildings in the Downtown Business District of the City of San Juan Capistrano, while preserving the historic character and integrity of the existing buildings. The intended result will be a collection of buildings forming a handsome and inviting environment that will serve as a basis for future development and growth in the area.
ELIGIBILITY CRITERIA
The program will be available to commercial businesses and property owners located in the targeted Façade improvement boundaries which lie within the Central Redevelopment Project area. See eligible locations below. The program funds are to be used for exterior building improvements and upgrades. The program is not intended to finance routine or deferred property maintenance. Applications for interior building improvements are not eligible. An application for Façade Improvement Program must be submitted prior to initiating improvements to determine eligibility.
ELIGIBLE LOCATIONS
Commercial buildings located in the San Juan Capistrano downtown. Boundaries are from the Camino Capistrano Bridge to the south and La Zanja to the north and from the I-5 freeway to the east to the OCTA railroad to the west.
ELIGIBLE IMPROVEMENTS
- Exterior wall repair, re-plastering, and painting
- Landscaping and sidewalk replacement
- Awning purchase/repair/replacement
- Sign purchase/repair/replacement
- Lighting purchase/repair/replacement
- Door and window repair/replacement
- Roof ornamentation/roofing material upgrades (excludes re-roofing)

*Public or private lots where the public has access to the building, double frontage lots, and second story structures can be used to expand the amount assigned to the building
*For all options, the removal of nonconforming signs is a totally reimbursable expense.
Examples:
- A building with two eligible façades greater than 75 feet or a two-story structure would be fundable for 50% of the project costs, but not more than two times the $20,000 amount ($40,000)
- A building has a 50 foot building frontage. The proposed façade improvements total $40,000. The eligible grant amount is $15,000
If you are interested in the Facade Improvement Program; please print, complete and submit a Facade Grant Application. Upon project completion, please submit the grant reimbursement form, the required documentation and the W-9.
